SATO webshop terms and conditions
Apartment showings and satisfaction guarantee
When renting an apartment through the webshop, you may choose whether to visit the apartment in person. You can request a suitable time for the showing when completing the rental process online. We aim to arrange the showing at your preferred time within three working days after the lease agreement is confirmed. We will confirm the showing time after the lease agreement is confirmed. For new or newly renovated apartments, showings are arranged at separately announced times.
If you are not satisfied with the apartment or it does not meet your needs, you are entitled to a satisfaction guarantee, allowing you to cancel the agreement during the apartment showing. Please note that only the person who entered into the lease can cancel the agreement, meaning you must attend the showing yourself. If you entered into the lease with another person, it is sufficient for one of you to attend the showing. In this case, the lease can be cancelled entirely with just the signature of the attending party.
If you choose not to visit the apartment in person, you waive your right to the satisfaction guarantee and can no longer cancel the lease agreement. In this case, the lease agreement can only be terminated by providing a notice in accordance with the terms and conditions of the agreement. Please note that if you need to cancel a confirmed showing, you also waive your right to the satisfaction guarantee. If a showing is cancelled due to reasons attributable to SATO, we aim to reschedule the showing at a later time.
Please note that the 14-day cancellation right for distance selling under Chapter 6 of the Finnish Consumer Protection Act does not apply to residential lease agreements made in the webhshop (Consumer Protection Act, Chapter 6, Section 2, Subsection 1, Paragraph 5).
Concluding a lease agreement and reservation fee
A lease agreement made in the webshop can include a maximum of two leaseholders. The lease becomes binding once the parties have accepted the agreement and its general terms in the webstore and paid the reservation fee. After the lease agreement is concluded, all parties to the agreement will receive a copy via email. The agreement can also be found in the OmaSATO service. Lease agreements made in the webstore are not printed or signed separately.
The reservation fee may vary depending on the apartment and is indicated in the apartment listing. The reservation fee will be fully refunded after the lease period begins, provided that you
have paid the first month's rent as specified in the agreement. If the first month's rent is not paid, SATO reserves the right to retain the reservation fee. The reservation fee is not deducted from the rent but is refunded separately. The refund will be issued to the bank account used for paying the reservation fee.
If you decide to cancel the lease agreement during the apartment showing, the reservation fee will be fully refunded to you as soon as possible, usually on the next working day. No additional costs will be charged for the refund.
You cannot rent an apartment through SATO's webshop if
- you are under 18 years old,
- you do not have a Finnish personal identity code,
- you do not have a municipality of residence in Finland,
- you have an active lease agreement with SATO,
- you have records of payment defaults or other entries in your credit history, or
- there are disturbances or other issues associated with your previous SATO tenancy.
In these cases, you may submit a regular housing application instead.
Identification and automated decision-making
Identification in the webshop is conducted using your personal online banking credentials or a mobile certificate. If there are two leaseholders to the lease agreement, both must complete the identification process separately. During identification, your credit information and other required data (as mandated by legislation) will be checked from the credit registry of Suomen Asiakastieto Oy, as well as information regarding any previous tenancy with SATO. Please note that identification does not yet constitute entering into the lease agreement.
By completing the identification process, you agree that your personal information will be stored in SATO's customer registry. You can read more about how SATO handles personal data in SATO’s privacy policy.
We use automated decision-making during the rental process when renting apartments through the webshop. This means that the rental decision is made without human intervention. However, you may always submit a standard housing application, in which case manual decision-making is applied instead of automation. You also have the right to object an automated decision or provide additional information related to the decision.
Payment service provider
Paytrail Plc acts as a collecting payment service provider and is an authorized Payment Institution. Paytrail Plc will be shown as the recipient on your bank or credit card statement. Paytrail Plc will forward the payment to the merchant. For reclamations, please contact the website the payment was made to.
