Renting a home
When the home of your dreams is within your reach, the excitement about the upcoming move starts to grow. Give yourself a minute to breathe, and take a good look at the rental agreement and its terms, so that everything goes smoothly. And then... Congratulations on your new home!
The lease agreement is usually signed online but you can also sign it at our office.
If you sign the lease at our office, you need to book an appointment beforehand with your sales negotiator. Remember to bring your ID and also possile other documents requested by the sales negotiator. When proceeded like this, the lease becomes binding as soon as you sign it.
If you sign the lease in our webshop, it becomes binding once all parties have accepted the agreement and its general terms and paid the reservation fee. The lease agreement is not printed or signed separately.
The length of the lease
Do check the lease agreement for the terms and conditions of termination because the terms and conditions of agreements such as fixed-term ones vary depending on the agreement.
In SATOhomes the lease is most often valid until further notice with a minimun living period of 12 months. You can check your specific lease to see the amount of penalty fee you'd need to pay if you want to terminate the lease before the minumun living period has ended.
No need to hurry
There is no need to hurry during the lease-signing visit. Take your time and read the documents, especially the terms and conditions of the lease agreement, very carefully. Don’t hesitate to ask us if there's anything that’s not clear to you. We’ll be happy to help!
1. Pay the reservation fee and enter into the lease
You can find apartments available in our webshop by using the advanced search and the filter Available to rent through the webshop.
When you find a home you like, you can enter into a lease agreement either on your own or together with another person. Once the parties have accepted the agreement and its general terms in the webshop and paid the reservation fee of 300 euros via their online bank.
2. Visit your new home
You can visit your new home after entering into the lease agreement if you wish. We aim to arrange the apartment showing at your preferred time within three working days. You can share your preferred time during the rental process. We will confirm the exact date and time of the viewing by email, and you will also receive a reminder via text message.
Satisfaction guarantee: You can cancel your agreement during the if the home doesn’t meet your expectations. If you cancel your agreement, we’ll refund the reservation fee in full to your bank account as soon as possible, usually the next working day. No additional fees will be charged for the refund.
Please note! If you choose not to visit the apartment in person, you give up the satisfaction guarantee and your right to cancel the agreement. In this case, you can only terminate the lease by following the notice period and terms of the agreement.
3. Pick up the keys and move in
You can pick up the keys to your new home on the first day your lease agreement is valid. If that day falls on a weekend or public holiday, you will get the keys on the following working day.
The terms of the lease agreement include matters related to the payment of rent, usage charges and security deposit, the principles for rent reviews, the notice period, rules regarding smoking and home insurance, and responsibilities related to the care of the apartment. You can always check the terms of your own lease agreement on the reverse side/attachment of your agreement or in OmaSATO.
Lease agreements made in the webshop are also subject to SATO webshop terms and conditions.
The security deposit for most of our rental homes is 0 euros and for some, for example for Ida Aalbergin tie 1a student homes, around 300 euros depending on the size of the home.
- Security deposit €0: For most SATO homes the lease agreement will be concluded for an indefinite term. The agreement includes a clause concerning duration of tenancy, however. If you find that you prefer not to live in your SATO home for the minimum period specified in the lease agreement and you want to terminate° the agreement, we will charge you a sum equal to one month’s rent when your lease agreement expires. The minimum period of the lease agreement is twelve months.
Please note that the amount of security deposit may differ from the above if your credit history shows payment defaults or if your home state is abroad and we are therefore not able to revise your credit information. In such situations the amount of the secutiry deposit can be higher, even as far as the highest amount acceptable by the law, which is comparable to a rent of three months.
°Remember that the period of notice of rental homes is one full calendar month. This means the period of notice is calculated from the last day of the calendar month during which your termination notice was received by SATO.
You will not be charged a letting agency fee by SATO or SATO's rental agents in any situation.

Under the terms and conditions of the lease agreement on your new home, you must have a valid comprehensive home insurance policy that includes both home and general liability insurance cover. You can take out the policy from the insurance company of your choice – it will offer you protection in the event of fire, water damage or theft.
How to insure your rental home
Whose insurance pays for water damage in the home? Who is liable if the basement storage unit is broken into?
SATO’s rental homes are inspected usually before the previous resident moves out. The moving-out inspector determines whether the apartment needs to be renovated.
We recommend you to visit the apartment before you sign the lease agreement. Make sure you inform SATO or the letting agent in good time of any defects in the SATO home offered to you as you will accept the home in the state of repair and condition existing at the date of agreement. This includes any renovation found necessary by the inspector.
When you rent an apartment through our webshop, you can visit it after confirming the lease agreement. Please remember to book the apartment showing while completing the rental process online, as it cannot be booked afterwards. We offer a satisfaction guarantee for lease agreements made through the webshop: if the apartment does not meet your expectations, you can cancel the agreement during the showing.
If SATO does not have the apartment renovated and you feel your new home is in need of painting, you order SATO's painting kit for DIY renovation via OmaSATO. In addition to white paint you can select one color scheme of your choice from the Tikkurila range, from colours SATO has pre-selected for you. Please not the exceptions mentioned in the instructions such as the age of the apartment as well as the rent being paid for the current month.
No you can’t. Under the terms and conditions of your lease agreement, smoking is forbidden in your home. This includes the use of electronic cigarettes as well as water-pipes/hookahs. Please note that all communal areas of your building are also no-smoking zones. You will, however, find a specific smoking area outside most SATO buildings.
Please make sure that your guests also acknowledge the no-smoking rule.
In those newly built and newly renovated houses in which SATO owns all apartments, are completely free of smoking. In these houses smoking is prohibited also on the balconies and yards.
You will find the detailed terms on the backside of your lease agreement. Violating the terms can lead to actions.
No-smoking term has been included in SATO lease agreements since 2008.
Troubles with smoking in SATO building
We take feedback received from residents very seriously. If it appears that smoking on a balcony in an individual building causes clear inconvenience to other residents and we cannot solve the issue through measures such as structural repairs, we will consider applying to the municipal health authority for a smoking ban under the Tobacco Act.
Pets are a part of the family. There are cats, dogs, fish, birds, rodents and snakes as residents in our apartments – every animal is equally welcome to live in SATO RentHomes.
The only exception to the rule are the student apartments of Ida Aalbergin tie 1 where pets are not allowed.

I respect my neighbours’ domestic peace and privacy. I follow the building rules and regulations and other jointly agreed rules of conduct.
Keeping the environment pleasant
I keep the corridors free and clear of any items or materials and never leave anything behind in any other common areas either. I take special care of keeping the waste container room tidy.
Paying rent responsibly
I always pay the rent on time and this way also avoid extra costs.
If there is no solution to be found in the dispute between you and SATO concerning your lease, the dispute can be resolved in the Finnish district court (käräjäoikeus in Finnish). Alternatively you can refer the matter to the Consumer Disputes Board (kuluttajariitalautakunta in Finnish) for a decision. However, before you contact the Consumer Disputes Board, you must contact the Consumer Advisory Service (kuluttajaneuvonta in Finnish).
