When you apply for an ARA apartment, we require these attachments from each adult moving into the apartment:
- Receipt of income, e.g. the most recent pay slip, Kela payment decision or tax return of a business operator. If your income fluctuates notably from season to season, you may want to attach receipts of income from an extended period, e.g. from the past and current year.
- The latest pre-filled part of your tax return form. We need this attachment even if you do not have any assets. You can find your pre-filled tax return form at omavero.fi
- For EU citizens (including the Nordic countries, Liechtenstein, and Switzerland), a copy of the registration certificate, and for citizens of non-EU countries, a photo of both sides of a valid residence permit.
- A report of the value of your assets, if you have any. If you own property, please include a real estate tax decision. Please note that those of your savings that are shown in your tax report are also seen as assets, and to clear those, you can attach e.g. a report of your finances (like funds and shares) from your bank.
- A certificate of maternity from your doctor if you are pregnant.
- A certificate of student status if you are a student.
- A decision from the court of law about the obligation to move out from your current apartment in case of eviction.
- A documentation stating the location of your workplace, if said workplace is in another city or municipality than your current apartment. If your current home is owner-occupied, please include a report of its use, since rental income is viewed as income.
You can send this application without the attachments, if you wish. We request them via email, when we receive the application. Please note that we cannot offer you an ARA apartment before we have all the said attachments.
Add at least one apartment to the application. You can edit the application later, and add or remove apartments to your liking. After we have processed your application, we will send you an apartment suggestion with instructions on how to book an apartment showing. Filling in the application does not commit you to anything.
Our policy is to check the payment history of applicants from the database of the credit information company Suomen Asiakastieto Oy. Please note that the results of the check are visible to all applicants. We will also check your possible SATO customer history, incl. notes of residential disturbances. If you don’t want to identify yourself online, you can only apply for ARA apartments.
It is very important for you to visit the apartment in real life or virtually before deciding to rent it. We give a visiting opportunity for several customers at the same time. Sometimes there can be so many customers interested in the same home, we cannot show the apartment for all of them.
After you have visited the apartment, let the sales negotiator know as soon as possible if you are interested in renting it. Since there are several customers visiting the apartment at the same time, it may happen that we cannot offer it to you. If this happens, you will get instructions from us on how to extend your application.
